Canton grew up along I-275 in the 1970s. The township’s history notes that commercial growth from the late 1970s through 2000 was mostly neighborhood retail, and the big-box wave on Ford Road followed IKEA’s 2005 announcement. The National Weather Service’s 1991 to 2020 normals for Detroit Metro Airport put annual snowfall at 45.0 inches, annual precipitation at 34.32 inches, and the January average low at 19.2 F. Canton’s own Applicable Building Codes List states that the snow load for this area is recommended to be 25 lbs. at ground level. The state’s Table R301.2(5) lists Wayne County at 20 psf, so the township’s own figure is the more conservative of the two.

Roof permits in Canton run through the Building & Inspection Services Division of the Department of Municipal Services at 1150 S. Canton Center Road. The township’s Commercial and Multifamily Roof Replacement Checklist states that a commercial roof re-cover requires a permit, while repairs are exempt if the repaired area is less than 50 percent of the roof area. Replacement must meet Table C402.1.3, R-30 ci, for above-deck insulation. Ballasted roofs need a letter stamped by a Michigan architect or engineer, deck replacement needs sealed plans, the fee is $220, and the township performs rough framing and final inspections. Work falls under the 2021 Michigan Building Code, Rehabilitation Code and Commercial Energy Code.
