Novi gets real winters. The National Weather Service Detroit/Pontiac office’s 1991 to 2020 normals for Detroit show 45.0 inches of snow a year, 34.32 inches of annual precipitation and a January mean low of 19.2 F. For design loads, the Michigan Administrative Code ground snow load table, R 408.30515, lists Oakland County at 25 psf, or pounds per square foot. That state table is the figure we cite for Novi.
On a flat roof, those numbers mean ponding water, ice at drains and scuppers, and freeze-thaw cycles that open seams and pull flashings off walls and curbs.
