Commercial Roofing Contractor Serving Warren
Warren was an industrial hub before it was a suburb, and it still is one. The City of Warren’s Master Plan puts manufacturing at 20.4 percent of Warren workers, about double the U.S. share. Shain Roofing installs, repairs and maintains commercial roofs across that base. That means assembly and stamping plants along Mound Road, defense and engineering buildings near Eleven Mile, distribution centers, schools, and the retail plazas along Van Dyke and Eight Mile.
Our shop sits on Brookfield Street in Livonia, a straight run east on I-96 and I-696 from Warren. Our own crews handle every job, with no subcontractors. We work in EPDM rubber, TPO and PVC, modified bitumen, built-up roofing, metal and coating systems, and we fabricate our own sheet metal. We also offer 24/7 emergency leak repair.

What Warren's Commercial Roofs Are Up Against
Warren covers about 34 square miles and is Michigan’s third-largest city. The City of Warren’s Master Plan notes that industrial uses account for a large part of the city’s total acreage, and that the city remains a manufacturing center. Data USA counts 65,367 employed residents in 2024, with manufacturing the largest sector at 14,230 workers.
Much of that roof is old. Stellantis has built trucks at Warren Truck Assembly since 1938, and Warren Stamping opened in 1949. The Detroit Arsenal Tank Plant produced tanks from 1941 to 1997. The GM Technical Center opened in 1956. The Master Plan says the 1966 plan’s concern with obsolete industrial buildings is still relevant today, and that industrial land is mostly improved, with widespread vacancy. Buildings of that age mean older decks, several generations of roofing, and drains and flashings that have been reworked many times.
The market is still tight. Newmark’s first-quarter 2026 report puts the Macomb County industrial submarket at 92,107,410 square feet with 3.5 percent vacancy, 75,575 square feet of net absorption and 176,092 square feet under construction. Asking rent is $7.61 per square foot. Big footprints mean large single membranes, long drain runs, dozens of rooftop units and curbs, and a lot of edge metal. Every one of those details is a place water can get in.
Where We Work in Warren
Warren’s commercial roofs cluster along a few corridors. Mound Road carries the auto plants and the new industrial park. Van Dyke and Eight Mile hold the retail and small commercial stock. Eleven Mile has the Detroit Arsenal. Groesbeck cuts across the southeast corner. We serve all of them from Livonia, and the rest of Macomb County.
- Mound Road corridor: Stellantis Warren Truck and Warren Stamping, the Mound Road Industrial Park and the rebuilt Innovate Mound roadway. Very large plant and warehouse roofs with heavy rooftop equipment.
- GM Global Technical Center: a 710-acre campus opened in 1956, with 11 miles of roads and two water towers. Roofs range from mid-century buildings to the new Design West.
- Detroit Arsenal, Eleven Mile Road: 178 acres and 67 buildings housing TACOM and DEVCOM GVSC. Government and contractor facilities with a wide mix of roof ages and systems.
- Van Dyke Avenue corridor: the Van Dyke TIFA District from 8 Mile Road to Stephens Road, with a corridor plan approved in November 2025. Older retail and light commercial roofs.
- Eight Mile and Patriot Place District: about 1,422 acres from Hoover Road to Sherwood Avenue. Small commercial and industrial roofs tied to the Eight Mile Boulevard Association.
- Groesbeck Highway corridor: runs across Warren’s southeast corner along a rail line. The Master Plan calls it ready for reinvestment. Older industrial roofs are a new owner’s first question.
- Civic Center and downtown: the campus at Nine Mile and Van Dyke, with an 18-acre site around City Hall planned for a hotel, retail, housing and a courthouse.
Markers show the corridors and buildings named on this page, placed at the corridor or a representative address. The red dot is our Livonia shop.

Built for Warren Winters
Warren winters are long and wet. National Weather Service Detroit/Pontiac normals for 1991 to 2020 put the average January high at 32.3 F and the average low at 19.2 F, with 14.0 inches of snowfall and 2.23 inches of precipitation in January. Average annual snowfall at Detroit Metro Airport is 45.0 inches over the same period, per NOAA NCEI normals. For design snow load, a Michigan snow load by ZIP code reference lists Macomb County at 25 pounds per square foot under ASCE 7-22. Confirm that figure against the Michigan Building Code for your building.
On a flat roof, those numbers turn into ponding, ice at drains and scuppers, and freeze-thaw cycling at every seam and flashing. A January high near freezing means melt by day and ice by night. On an older deck, wet snow and ice add weight, and drainage that keeps water moving matters even more. A maintenance program catches clogged drains, open laps and cracked pitch pockets before winter does. Proper detailing at curbs, edges and penetrations keeps water heading off the roof instead of into the building.
Roof Systems We Install in Warren
There is no single right roof for Warren. A stamping plant, a distribution center, a school and a strip plaza on Van Dyke have different decks, budgets and rooftop loads. Shain Roofing installs, repairs and maintains six system types, so the roof matches the building rather than the other way around.
EPDM Rubber Roofing
EPDM rubber is a proven choice for the large, low-slope roofs on Warren’s warehouses and older plants. It handles freeze-thaw cycling well and stays straightforward to repair over decades of service.
TPO and PVC Roofing
TPO and PVC single-ply membranes suit new industrial space like the buildings at Mound Road Industrial Park. Heat-welded seams and reflective surfaces help with energy costs over big open floors.
Modified Bitumen Roofing
Modified bitumen is a strong fit for Warren’s schools, civic buildings and mid-size commercial roofs. Multiple plies stand up to foot traffic around rooftop units and hold through snow and ice.
Built-Up Roofing (BUR)
Built-up roofing has protected Warren’s mid-century plants and institutional buildings for generations. We repair, restore and replace BUR, and we can tie new work into existing plies where it makes sense.
Metal Roof Systems
Metal roofs and metal edge details show up on Warren’s industrial buildings, canopies and retail fronts. Our sheet metal is fabricated in house, so flashings, copings and gutters fit the roof they were made for.
Roof Coating Systems
Roof coatings extend the life of a sound roof without the cost and disruption of a full replacement. For a leased warehouse in a tight market, a coating can buy years without displacing tenants.
Permits and Codes for Warren Roof Work
Roof permits in Warren run through the Building Division, part of the Division of Buildings and Safety Engineering, at One City Square, Suite 305. The office is open Monday through Friday, 8:30 to 5, at (586) 574-4504, and permits are filed through BS&A Online. The city posts a Commercial and Industrial Building Packet for commercial applicants. Its permit list names commercial additions, exterior alterations and roofs as work that requires a building permit, and fines for unpermitted work run up to $1,000.
Shain Roofing handles the permit paperwork and schedules inspections with the Building Division as part of the job, so the owner is not chasing approvals.

Roofs of Every Size, From Plants to Plazas
Warren has some very large roofs. Stellantis Warren Truck Assembly on Mound Road covers 3.31 million square feet on 86.8 acres, and a nearly $100 million retool announced in October 2025 keeps it building trucks. Warren Stamping, also on Mound Road, runs 1.8 million square feet. The GM Global Technical Center, a 710-acre National Historic Landmark, finished a $2 billion restoration for its 70th anniversary in 2026. The Detroit Arsenal holds 67 buildings on 178 acres. Mound Road Industrial Park added four buildings and 1.4 million square feet on the former GM Transmission site, including a 550,000 square foot Home Depot distribution center. Warren Consolidated Schools’ $150 million bond covers 37 buildings. The same Shain crews handle a 10,000 square foot plaza and a distribution center.
Why Warren Building Owners Hire Shain Roofing
Shain Roofing is family owned and operated, and our team carries more than 140 years of combined experience. We do not use subcontractors. The crew on your roof is on our payroll. We are a certified TREMCO contractor and a certified FIRESTONE contractor, and a member of the National Roofing Contractors Association.
We fabricate our own sheet metal in house, so copings, flashings and gutters for a long industrial edge are made to fit rather than adapted. We install, repair, restore, inspect and maintain EPDM, TPO and PVC, modified bitumen, built-up, metal and coating systems. When a roof fails in the middle of a January night, our 24/7 emergency leak repair keeps the water off your floor. From our Livonia headquarters we serve Wayne, Oakland, Macomb, Washtenaw and Genesee counties, and Warren is squarely in that territory.
