Commercial Roofing in Flint, MI

Flat Roofs Built for Flint’s Plants, Hospitals and Winters

Family owned. Our own crews, no subcontractors. More than 140 years of combined experience, based in Livonia and serving Flint and Genesee County.

Commercial Roofing Contractor Serving Flint

Flint’s commercial roofs sit on some of the largest and oldest industrial buildings in Michigan. GM’s Flint Assembly and Flint Engine Operations anchor the plant roofs. Hurley Medical Center and McLaren Flint run around the clock and cannot tolerate a leak. UM-Flint, Kettering University and Mott Community College fill their campuses with low-slope academic buildings. Around them stands a large stock of older industrial and commercial buildings from the city’s manufacturing years.

Shain Roofing & Sheet Metal serves Genesee County from our Livonia shop on Brookfield Street. Flint is a longer drive north for our crews, up I-96 and US-23 or I-75. We install, repair and maintain EPDM rubber, TPO and PVC, modified bitumen, built-up and metal roofs, along with coating systems. Our own crews do every job, never subcontractors.

What Flint's Commercial Roofs Are Up Against

Flint was built for a much larger industrial footprint than it carries today. The city’s population fell from 196,940 in 1960 to 81,252 in 2020, and GM employment dropped from about 80,000 in 1978 to under 8,000 by 2010. Factories abandoned by GM cover more than 10 percent of the city’s land area. Buick City operated from 1904 to 1999, and its Factory 86 alone covered 1.8 million square feet.

The buildings that remain are a mix of very large active plants and older commercial stock that has outlived its first tenant. Flint Assembly covers 5.2 million square feet on 159 acres. Flint Engine Operations on Bristol Road adds 1,165,212 square feet under one roof. The Genesee County Land Bank has demolished more than 8,400 structures since 2004, with 675 more taken down between January and October 2025. Many commercial buildings still standing carry roofs and decks that predate their current use.

For a roof, that history matters. Older industrial buildings tend to carry decks that have seen several membranes, abandoned curbs and drains sized for a floor plan that no longer exists. Large plants mean long membrane runs, dozens of rooftop units and steady foot traffic from maintenance crews. Flint Commerce Center on the former Buick City site is planned for up to 10 buildings and 3.5 million square feet, and the Flint & Genesee Economic Alliance closed three deals in 2025 totaling $50.5 million in private investment. Commercial roofing in Flint means handling both ends of that range.

Where We Work in Flint

Our commercial roofing work in Flint follows the city’s industrial corridors and the institutions around them. From the Van Slyke Road plants to the redeveloped Buick City site and the campuses downtown, each area has its own mix of roof ages, deck types and rooftop equipment. Here is where Flint’s commercial roofs are concentrated.

  • Van Slyke Road: GM’s Flint Assembly on 159 acres and the adjacent Flint Metal Center, with acres of low-slope plant roof and heavy rooftop equipment.
  • Buick City and Flint Commerce Center: 350 acres at I-475, I-69 and I-75, planned for up to 10 buildings and 3.5 million square feet of large new roofs.
  • Dort Highway (M-54): the industrial stretch between Robert T. Longway Boulevard and Davison Road, including the half-square-mile former Delphi and AC Spark Plug site.
  • Bristol Road and Bishop International Airport: Flint Engine Operations at 2100 Bristol Road, plus more than 400 acres of airport land, most of it zoned industrial, inside city limits.
  • Downtown Flint: UM-Flint’s campus along the Flint River, the Flint Farmers’ Market on East First Street and older commercial buildings along Saginaw Street.
  • Chevy in the Hole: Kettering University’s roughly 90-acre campus on the former plant site, including the $63 million Learning Commons completed in 2022.

Markers show the corridors and buildings named on this page, placed at the corridor or a representative address. The red dot is our Livonia shop.

Built for Flint Winters

Flint gets more snow than Detroit. The 1991 to 2020 climate normals recorded at the Bishop International Airport station put Flint’s annual snowfall at 52.1 inches, against 45.0 inches for Detroit. January alone averages 15.1 inches of snow, with a normal high of 29.9 F and a normal low of 16.0 F. Annual precipitation runs 31.97 inches. Genesee County’s design snow load comes from the county table in the state building code, and we confirm that value on every job before we plan a replacement or re-cover.

On a flat roof those numbers mean a long season of freeze and thaw. Snow melts against warm rooftop units and refreezes at drains, scuppers and seams. Water that ponds behind a clogged drain adds weight to a deck that may already carry old roof layers. Flashings at curbs, parapets and pipe penetrations move with every temperature swing. A maintenance program catches those problems in the fall. We clear drains and check seams and flashings, so a Flint building owner is not calling for emergency leak repair in January.

Roof Systems We Install in Flint

Flint commercial roofing needs range from a 5.2 million square foot plant to a single-story industrial building on Dort Highway. Shain Roofing installs, repairs and maintains every major low-slope system, and our shop fabricates the flashings, coping and edge metal in house. We match the system to the deck, the budget and how the building is used.

EPDM Rubber Roofing

EPDM rubber roofing suits the large, simple roof areas common on Flint’s older industrial buildings. It handles the freeze and thaw of a 52.1 inch snow season and is straightforward to repair.

TPO and PVC Roofing

TPO and PVC membranes fit new distribution buildings like those at Flint Commerce Center, and hospital roofs where heat-welded seams and reflectivity matter. PVC also resists grease and chemical exposure near kitchen and lab exhausts.

Modified Bitumen Roofing

Modified bitumen is a strong fit for Flint’s school and campus buildings, where roofs see foot traffic from maintenance staff. Its multi-ply build tolerates that traffic better than a single sheet.

Built-Up Roofing (BUR)

Built-up roofing is common on institutional and industrial buildings from Flint’s manufacturing decades. We repair and restore existing BUR roofs and install new ones where an owner wants a thick, redundant assembly.

Metal Roof Systems

Metal roof systems work on the sloped sections of campus and airport-area buildings, and they shed Flint’s heavy snow well. Our in-house sheet metal shop fabricates the coping, flashings and trim.

Roof Coating Systems

Roof coating systems extend the life of a sound but aging membrane, a common situation on Flint’s older commercial buildings. A coating restores the surface and reflectivity without a tear-off.

Permits and Codes for Flint Roof Work

Commercial roof permits in Flint run through the City of Flint’s Building & Safety Inspections office, the Building and Safety Division under Community Services. The division handles plan review, permitting and building, electrical, plumbing and mechanical inspections. Its inspectors are licensed by the State of Michigan, and the city posts a Building Permit 2026 application on its permits page. The inspections line is 810-766-7284. The city’s pages do not spell out a roof-layer rule or when a re-cover needs a permit, so we confirm requirements with the division before work starts.

Shain Roofing handles the permit paperwork and schedules the inspections as part of the job. The building owner gets a roof that is permitted, inspected and documented, without chasing forms at city hall.

Roofs of Every Size, From Plants to Plazas

Flint’s commercial roof market spans a wide range. GM’s Flint Assembly covers 5.2 million square feet, received a 263,000 square foot body shop expansion and builds more than 1,100 trucks a day. Flint Commerce Center Building 1 added 330,000 square feet with 65 dock doors and was fully leased by March 2025 to Bunzl Distribution and Victory Packaging. Flint Community Schools opened The Cube in October 2025, a $40 million campus and the district’s first new construction in more than 50 years. A new high school of about $130 million is planned at the former Flint Central site. Those projects show the scale of roof work in Flint. The same crews bring the same detailing to a 10,000 square foot plaza and a distribution center.

Why Flint Building Owners Hire Shain Roofing

Shain Roofing & Sheet Metal is family owned and operated, with more than 140 years of combined experience across the team. We do not use subcontractors. The crew on a Flint hospital or plant roof is on our payroll and accountable to us. We are a certified TREMCO contractor and a certified FIRESTONE contractor, and a member of the National Roofing Contractors Association. Our sheet metal is fabricated in house, so flashings, coping and edge metal fit the building.

Flint buildings that run around the clock cannot wait on a leak. We offer 24/7 emergency leak repair, and our maintenance programs are built to keep a building off that list. From our Livonia headquarters on Brookfield Street we serve Wayne, Oakland, Macomb, Washtenaw and Genesee counties with installation and replacement, repairs, restoration, maintenance programs and inspections.

A huge shout out to Shain Roofing and Sheet Metal Inc! I phoned them looking for scrap supplies for a volunteer community project and Mark did not hesitate to help, donating exactly what we needed, exceeding our expectations! Their generosity made a huge impact and was so appreciated! If this is how they treat people they aren't even billing, I can only imagine the care they take with their actual clients. A huge thanks to the team!

We are a commercial building in Birmingham and had several leaks after a big snowstorm and called in the morning and they came out the same day. They were honest, fast and CHEAP! They were so nice and fixed the problem on the spot. I had called another roofing company and they came out and quoted over $4,000.00, which was ridiculous! Highly recommend! We will only use Shain from now on!

Great business to work with. Outstanding customer service and follow up from Mark. Pat came out next day to evaluate the roof leak. Received quote to complete the job within 24 hours and began work the next day. Pat found other roof penetrations that were beginning to fail and fixed those too. No leaks after 2 hard rains and blowing winds. Thanks Mark and Pat!
